 Manufactured Homes vs Modular Homes


There are a lot of questions concerning the two codes by which the homes are built. Hopefully this will help answer your questions.

MANUFACTURED HOMES are constructed in a factory to a National Code that was first established in 1976 and has been revised several times. This is commonly known as the HUD CODE, as this is the branch of the Federal Government that oversees and enforces the building standards. The HUD CODE supercedes states building codes and allows homes to be built in one state and delivered to several other states without changing construction standards. Manufactured Homes are built and delivered to the site in either single or multiple sections and then completed on site. The most commonly identified item of construction on this type of home is that the steel frame will remain with the home when it is set. Manufactured Homes can be placed in either a mobile home community or on private property. Most are now permanently placed on either crawlspace or basement foundations.

MODULAR HOMES are also constructed in a factory and delivered to their permanent sites in multiple sections. However these homes are built to the state building code in which the home is intended to be placed permanently. The homes are removed from the transport carrier, which is returned to the manufacturer, and placed on a permanent foundation, either a basement or crawlspace. Because the homes are built to state building codes that vary from state to state, the manufactures are unable to mass produce the homes and are more likely to allow customers to CUSTOM DESIGN more of the home. Modular Homes will typically cost slightly more than a comparable Manufactured Home do to some internal structural requirements and the inability to mass-produce. Ranch style homes containing from two to several sections, story and a half or Cape Cod styles, and complete two story homes are all available. These allow for a wider variety of floor plans, exterior elevations and square footage of living space.
